What We’re Working On Today: Capital Upgrades to Lakefront at Keystone in Indianapolis

PROJECT SUMMARY:
In 2018, our property manager Strategic Capital Partners announced plans to incorporate several new tenant amenities across our Lakefront at Keystone office park. Last year saw the addition of The Landing — an outdoor lounge offering multiple seating options, firepits and recreational activities. And this summer, we’re looking forward to the creation of The Boardwalk — a place for fitness with a sports court, jogging path and workout circuit; The Anchor — a full-service amenity center with a cafe and lounge, fitness center, and conference facilities; and The Harbor — an outdoor lounge on the lake.
As part of their capital improvements plan, Rubenstein Partners and Strategic Capital Partners reached out to Carson Design Associates to enhance the lobby of its Lakefront 4 building, as well as the creation of an all-new outdoor patio adjacent to the new Boardwalk.
Having refined this lobby only a few months earlier, we were excited to push our work even further. As our Alison McCully puts it, corporate lobbies serve as the first point of contact for visitors, helping to guide people through the space and acting as an extension of the tenant spaces to create a great first impression. As the lead on this project, she has accomplished this through several enhancements.
Specifically, the new lobby will include the following features:
- LED lighting in place of dim, outdated lighting
- Accent pendants in main atrium
- Lighter wallcoverings
- Large format tile a top existing terrazzo flooring — (less demo costs)
- Recessed accent pieces and built-in benches along elevator corridor
When finished in May, the lobby will extend to a new west-facing entrance that connects to the new patio, overlooking the lake and new Boardwalk. Here, tenants will be able to take their work outside and choose from a variety of worksets situated in the sun or shade of a canopy.
We look forward to showcasing the finished work when completed later this year.
