PROJECT SUMMARY:
Carson Design Associates regularly works alongside Jones Lang LaSalle (JLL) — a global commercial real estate services firm — to provide interior design services for all 21 buildings in the Precedent Office Park, a 1.2 million square foot office complex in northern Indianapolis. Over the past two years, we’ve designed three Spec Suites for future office tenants.
With this latest Spec Suite design, JLL desired a single-story space that would specifically appeal to tenants in the IT/Tech industry. We responded by creating a flexible, wide-open space with industrial fixtures that celebrated raw materials, including loose-lay, concrete-effect luxury vinyl flooring palettes, LED pendant lighting, bare columns, and exposed ceilings with acoustical baffles. To give future tenants some layout visions, we also provided multiple space plan options that incorporated a conference room, break room, and open office furniture layouts.

Why did you set out to specifically attract IT/Tech-focused tenants? What have you seen in this sector for the Indy market?
The IT/Tech industry is a growing segment, both nationally and locally, that consistently hires. And here in Indianapolis, we’re seeing more and more IT companies.
How do you think this space will appeal to this crowd?
This particular Spec Space — with its open concept, exposed ceilings and beams, and attachment to a park-like setting that encourages health and wellness — was designed to appeal to a forward-thinking company looking to match their brand message.

Based on the size of space, what’s the ideal company size it would work for?
Because any size operation can configure the space to work for them, that really depends on how it will be used.
When you advertise a tenant space as “move-in ready” what does this term actually mean and why might this be attractive for potential tenants?
When a space is move-in ready, it allows for speed to occupancy. A tenant can move in immediately, instead of waiting for buildouts and renovations. When a space is move-in ready, it appears as a value add to a tenant because they save on the costs of renovations, as the work is already finished.
Do you include Spec Spaces like these in all JLL properties? What’s the value of these spaces to your business?
Spec Spaces are included when the ownership is willing to pay for the costs of renovations, so it really depends on the ownership’s appetite for allocating resources. Spec Spaces have been successful on a national scale, and we believe it makes sense in Indianapolis as well. Spec Suites can sometimes rent more quickly because people can see the completed project and take comfort in knowing they will not have a lot of upfront renovation costs.
